What We Design
Working with what’s there is harder than starting from scratch.
Extension and renovation design has constraints a new build never faces: existing structure, existing floor levels, existing roof lines, and boundary setbacks that were generous in 1975 and aren’t anymore. Good extension design resolves all of it, and the documentation proves to your certifier or council that it complies.

The most expensive renovation mistake is building first and asking later. The pathway depends on which side of the border you live on, your zoning and any overlays on the lot. We confirm yours before design begins.
Gold Coast & Brisbane (QLD)
Building approval is issued by a private building certifier against the National Construction Code and your council’s planning scheme. Where the extension doesn’t meet standard setbacks or height, a siting variation goes to council, and some sites need a development application first. Brisbane’s pre-1946 character overlays and Gold Coast flood and coastal overlays are the usual triggers.
Tweed Shire (NSW)
Small works may be exempt development. Many extensions qualify for a Complying Development Certificate through a private certifier, which is faster than a Development Application to Tweed Shire Council. Where a DA is required, a Construction Certificate follows. We tell you which pathway your site qualifies for before you commit.

Do I need approval for a home extension on the Gold Coast or in Brisbane?+
Almost always, yes. Extensions and most substantial renovations need building approval through a private certifier, and some also need planning approval from council depending on zoning, overlays and how the design sits against setbacks and height limits. We confirm which applies to your lot before documentation begins.
What about an extension in the Tweed?+
Tweed Shire is in New South Wales, so the pathways are different: exempt development for the smallest works, a Complying Development Certificate through a private certifier where the site and design qualify, or a Development Application to council. We advise which one your project fits and document for it.
Can you design an extension to match my existing home?+
Yes. Extension design starts with measuring and documenting the existing dwelling, then designing additions that work structurally and visually with what is already there: roof junctions, floor level transitions, and matching or deliberately contrasting materials.
What does the design process involve?+

Do you organise the engineer and the certifier?+
We coordinate with the structural engineer and your chosen private certifier so the documentation package arrives complete. Engineering and certification are separate fees from those consultants, which we tell you about upfront.
