Terranora Residence

A new residence for a sloping site in the Tweed hinterland. Sloping ground rewards design that works with the fall and punishes documentation that leaves retaining, drainage and access to be discovered during construction — so those questions were treated as design inputs, not construction problems. The documentation was prepared to the level a builder can price from, because on difficult sites the most expensive drawings are the incomplete ones.

Caboolture Townhouses

A multi-dwelling townhouse development for a growth-corridor site north of Brisbane. At this scale the design questions are planning questions: setbacks, private open space, parking provision and the relationship between dwellings decide whether a scheme survives assessment, and they were resolved before documentation rather than negotiated afterwards. The drawing set was prepared to stand up to council scrutiny — because in a growth corridor, the approval timeline is part of the investment case.

Specialist Disability Accommodation on the Mornington Peninsula, designed as a Class 3 dwelling under the NDIS SDA framework. Accessibility to AS 1428.1, fire sprinklers and acoustic separation were documented from the first drawing rather than retrofitted under certifier pressure, and every certifier question was resolved and re-documented through to approval stage. A purpose-designed rooming house in Melbourne's south-east, planned around the Class 1b / Class 3 classification question that determines fire safety, room sizes and registration for this building type. The brief followed the studio's standing position that a compliant ninth room is worth more than a refused tenth, and the documentation was prepared against Victoria's rooming house registration framework from the outset rather than adapted to it late.

An apartment development for Airlie Beach, a market where the outlook is the asset and the climate is a design input. Tropical apartment design carries obligations a southern scheme never faces — ventilation, shading and outdoor living treated as necessities rather than features — and the scheme was developed with those demands alongside the yield. Density in a town that trades on its setting has to earn its place, and the documentation was prepared accordingly.

Dual occupancy succeeds or fails on the details shared between two dwellings — separate entries, private open space, parking and the boundaries of responsibility between them — and those were resolved within the constraints of the site before the drawings were finalised. The documentation was prepared for the dual occupancy assessment pathway that applies on the Gold Coast, at a level builders can price without assumptions.

A rooming house design for Melbourne's northern growth corridor. The requirements that catch conversions and new builds alike — room sizes, shared amenity ratios, fire separation and the permissibility of the use itself — were resolved before documentation began rather than after a certifier raised them. What reaches the drawing set is a scheme intended to support the investment case while remaining registrable under the Victorian framework that governs this building type.

Three dwellings on a single Ivanhoe lot, in an established suburb where neighbourhood character carries real weight in assessment. Clause 55 shaped the scheme from the first sketch rather than the last amendment — the difference between infill that gets argued through objections and infill that answers them in the drawings. Distributing three homes across one site is a planning exercise as much as a design one, and this project was documented as both.

A triplex development in bayside Sandringham, where land value demands yield and the planning scheme demands restraint. Overlooking, overshadowing and the amenity of neighbouring properties are the points where bayside multi-unit schemes are most often won or lost, and the design was developed with those assessment tests in view from the outset. Each dwelling was planned for a genuine address and usable private open space rather than leftover ground between buildings.

An amenities building for a sporting club at Tallebudgera on the Gold Coast. Buildings like this are judged on durability and function: they serve weekend crowds, take hard use, and are maintained by volunteers, so material and detailing decisions carry operating consequences for years. The design was documented with that service life in mind — because community buildings rarely receive design attention proportional to how heavily they are used, and this one deserved it.

A front extension and carport addition to an existing Currumbin home — the studio's own stretch of coastline. Additions at the street face change how a house meets its neighbourhood, so the approval questions arrive early: setbacks, driveway gradients and the pathway for building forward of the existing line were resolved in documentation rather than negotiated on site. Additions succeed when the paperwork is as considered as the design, and this one was documented that way.

A deck addition in Melbourne's east, extending the living area of an existing home into the outdoors. Modest in scope, but treated with the same drawing discipline as a full residence, because approval processes make no allowance for good intentions.
