How to compare building designers — including us.

You are probably comparing several practices. Good — you should be. These are the six checks that separate a documentation practice from a drawing service. Apply every one of them to us.

Check the licence, not the claim

Any practice can type “licensed” onto a page. Every state keeps a public register, and a genuine practice will never mind you looking. DM Design Collective is Registered & Licensed with QBCC & VBA. Licence classes have limits — check that the class covers your building type before you compare anything else.

Get the fee fixed in writing before you commit

Scope, deliverables and price on paper, before any money changes hands. A designer who cannot define the deliverable cannot fix the fee — and an hourly rate on documentation is an open cheque. Our proposal terms are set out in writing within 48 hours of enquiry; hold everyone you compare to the same standard.

Ask who actually draws your project

Some practices sell the principal and outsource the drawing. Ask directly: who prepares the documentation, and who checks it before it goes to the certifier? Every drawing set that leaves this studio carries the principal's name — ask each practice you compare whose name is on theirs.

Ask what the drawing set actually includes

“Council drawings” and “a set a builder can price without allowances” are different products at different prices. Ask what is documented: sections, details, schedules, specifications, consultant coordination. Cheap documentation is usually cheap because the gaps are transferred to you at construction stage.

Ask how certifier and council questions get handled

Every project attracts requests for information. Ask who responds, how fast, and whether re-documentation is inside or outside the fee — before you sign, not when the first RFI lands. It is the single most common source of fee disputes in this industry.

Ask which councils and frameworks they have documented against

General claims are easy; named councils and clauses are not. Our case studies name Kingston, Maroondah, Greater Geelong and Mornington Peninsula, the clauses tested and what the advice said. Ask every practice you compare for the same specificity.
